On behalf of Marchday, King Sturge acted as lead planning and development consultant securing the support of Darlington Council for a 35 acre regeneration of Lingfield Point, which will have a planning permission for 16 years. The scheme will provide 1,220 new homes, 3,000m2 of B1, retail, community facilities, open space, sports facilities and a dynamic cultural strategy.

The project will set a new benchmark for innovative, sustainable regeneration for the North East aiming to be 100% carbon and water neutral.

All new homes will be low energy using solar thermal technology and grey water recycling. The new commercial buildings will also be constructed to a BREEAM "Excellent" rating. The project will be delivered on a phased basis and is likely to increase on site employment to 4,000 individuals of which it is expected a number will also chose to live within the exciting new environment that will be created.
